At 12 years old while on my way home from school, I noticed a new for sale sign in front of a beautiful West Hollywood home which then became our family home for many years.

With health concerns and social distancing on all of our minds we are still closing many transactions every day. Our temporary "New Normal" has some business opportunities with the right guardrails in place. I first met Sabina back in 2014 when I spotted an open house in Burbank that I wanted to tour. She guided me through my first real estate transaction and even helped me to select a tenant who still lives in the house nine years later (she’s a good judge of character.)

Fast forward to a couple of years ago I spotted a couple of properties listed in the newspaper that I wanted to investigate, so I contacted her again. Her response is always timely. However, I recognized that I was not quite ready to invest, so she proposed that she put me on a mailing list with properties that met my criteria.

Again, I spotted some reasonably priced properties and asked if she could assist me with them. I had narrowed it down to three properties within an area and so off we went. We walked into one of the properties (basically, just taking one step inside) and Sabina remarked, “there is water damage in this place!” and then she spotted the damaged areas immediately. When, I told insurance agent about this episode, I think that he wanted to clone her for her instinctive reaction.

So, we viewed the other properties and I decided to bid on one of them. Sabina informed me that within an HOA community they normally only designate a certain number of units to be used as rentals. So, she reached out to the HOA, told me what documents I needed to review from the HOA and guided me through each of the steps. I later decided against this property, but she didn’t flinch and we bid on the final unit.

At one point, there was a conflict with the CC& R’s (the escrow office and the HOA group each had different versions of them), but Sabina stepped up and got the matter straightened out.

When it came time to bid on this final home, I just let Sabina take charge – after all she has over 30 years experience. The deal was agreed on and the low price that she negotiated allowed me to have enough funds available for some renovations. She is just terrific!
